Ocean Star Estates Update

Dear Ocean Star Estates Investors,

We are very pleased with your decision to invest in Ocean Star Estates, and want to thank you for joining our more than 10,000 clients since forming Rogue Investor, LLC in 1999. At this juncture in the development, we would like to update you on the project.

Maintenance on the government road that lies between the paved road to Cambiazo/Luperon and the main entrance of Ocean Star Estates has been completed. The road was widened and repaired, and what was once a bumpy, 30-minute drive can now be completed in approximately 15 minutes. In addition, the road from the main entrance into the development has been cleared and widened, and rough roads within the development have been cut. You can view photos of this phase of the infrastructure at http://www.oceanstarestates.com/road-construction.html.

We are currently in the process of negotiating a contract for the installation of electricity and water at Ocean Star Estates. It is anticipated that installation will begin in approximately 45 days.

Many of you have already completed the closing process for your lot and are beginning to think about construction of a home or rental property. We have some great news to pass on to you: construction can now commence.

If you have already paid for your lot in full, a British company called Connect Overseas has agreed to offer you construction financing for the full value of the house with nothing down. Please contact us at info@oceanstarestates.com if you are interested in building in the near future and want more information about this available financing.

After many meetings, we have secured a design architect to help you with your building plans. This architect has worked on housing projects in the Dominican Republic, Cayman Islands and North America. In January 2008 we will release custom plans for five model homes: a one-story duplex, a two-story duplex, and three one-floor houses - all with roof terraces and ranging in size from 1,500 to 3,500 square feet. The model homes will be all white with clean lines, and windows and patios wrapping the house to emphasize the ocean views. For those owners who wish to install a pool, we recommend an infinity pool. We can also offer furniture packages to furnish your house in its entirety, including household appliances.

Many of you are planning on renting your property. We foresee rental income as high as US$1,000 per month, after deducting all expenses, including property management fees, utilities, maintenance, mortgage payments and taxes.
