REO Foreclosure Bootcamp and Illinois Tax Lien Sales

Tax Lien and Foreclosure Update
The fall is a busy time for tax lien and tax deed sales.
Tax lien sales are coming up in Illinois. I feel compelled to mention these upcoming sales, even though I am not a big fan of Illinois tax lien certificates.
Illinois tax sales occur in October and November. Please note that most counties require registration at least 10 days before the sale, so if you are considering going to a sale get registered as soon as possible. Many counties also require a deposit of $300 to $500, which will apply to your purchase.
Illinois is a bid-down state. This means you start with an interest rate of 18% over 6 months, but oftentimes the interest rate is bid down to 1%. You may be asking why in the world would you accept an interest rate of only 1%?
Good question. The answer is many institutional investors attend these sales and spend several hundred thousand dollars. The idea is to purchase enough tax liens so that several will be foreclosed on and result in property ownership. This makes their overall returns much higher than only 1%.
My advice on Illinois tax lien sales? Don’t bother going.
Instead, consider going to Indiana.
Indiana sales are bid up and you get the full interest rate (10% for the first six months, 15% after six months but before one year, and you get 10% on the overbid amount). Not only that, the redemption period is only one year.
