About one year ago I started building a directory on Rogue Investor that would go through the main steps I use to research real estate deals.  I wanted it to cover all aspects of the research I typically do, including screening for environmental problems, Sanborn maps, earthquake zones, bankruptcies and liens on the grantor/grantee index, in addition to other screens I perform. I based the research steps on a California tax sale conducted in 2006.
