The first stop, Arizona!

Arizona is probably one of the most famous tax sale states. With tax lien certificates that yield up to 16 percent and tax deed sales throughout the year, Arizona is a complete tax sale state. But the icing on the cake is the timing of sales.

How does 80 degrees in the middle of the winter sound?

Arizona is one of the first states each year to conduct tax lien certificate sales. The sales occur in February so that investors can come to a warm place in the winter to invest their money.

In order for you to be prepared for these important tax sales, I have devoted the past month to researching sales dates/procedures and locating tax sale lists.

First, here are some of the upcoming sales dates in Arizona:

-- Maricopa County: February 9 - 11 or 12, depending on the length of the sales
-- Yavapai County: February 10
-- Pima County: February 23 - 27
-- Navaho County: February 10
-- Cochise County: February 26
-- Coconino County: February 19
-- Yuma County: February 25
-- Mohave: February 10.

While I have been researching sales dates, I have also been trying to find tax sale lists for these upcoming Arizona sales. I know, based on your feedback, that you are sometimes having difficulty finding tax sales lists. And in some cases, companies and/or counties are charging a lot of money for tax sale lists. After quite a bit of research, here is what I have learned.

Some counties are offering their lists for free download. Also, for most counties, you can purchase a CD containing the county tax sale list for $25 to $50, depending on the county. For example, individual county tax sale CDs for Maricopa County and Pima County cost $25, while Coconino and Navaho counties charge $50 for their tax sale CDs.

If you would like a CD containing the tax sale lists I could find, including the ones I had to purchase, you can buy an Arizona tax sale CD from the Mind Like Water store for $19.97. This is much cheaper than the price counties are charging for single county CDs, and by combining some of the counties onto one CD, you will save even more money.

The Arizona Tax Sale List CD contains the following counties:

-- Maricopa
-- Yavapa
-- Yuma
-- Mohave
-- Cochise.

If you are interested in buying a CD, please order it no later than February 4th so you will have the CD in time for the first sale.

My partner and I will also be going to at least one Arizona tax lien certificate sale. We are still finalizing our plans, but right now we are planning on going to at least the Yavapai County sale.

In addition to researching Arizona tax lien certificate sales, I am also putting together a tax deed sale list for Arizona. Although the Arizona tax lien certificate sales receive all of the attention, most Arizona counties also have tax deed sales throughout the year. The Board of Supervisors for each county handles the sales. When I go to Arizona, I am going to research some of these tax deed sales and work on obtaining tax deed lists for the most populated counties.

I hope this gets you excited about tax sale investing for the next year. Over the coming months, I am going to continue to research and profile tax sales across the United States. Along the way, I am going to try and provide tax sale lists for you to use for free when possible, or at a substantial discount when I have to pay for them.
