Hello Rogue Investors,

I've had several questions related to the upcoming Missouri tax sales, so I want to focus on these sales and also remind you that Mississippi sales are one week after the Missouri sales.

Once again, our calendar of events looks like this:

August 17-18: Marin County, California tax deed sale

August 22: All Missouri tax lien sales

August 22: Kern County, California online tax deed sale

August 26: Mariposa County, California tax deed sale

August 29: All Mississippi tax lien sales

September 6: Tax deed sales in Texas (25% right of redemption) and Georgia (20% right of redemption)

October 2-4:

Missouri Tax Sales (Part 2)

Missouri state law authorizes tax lien certificate sales for all counties (chapter 140, RSMo). Alternatively, first class charter counties and St. Louis City can opt to conduct tax deed sales (chapter 141 RSMo). The following are class 1 charter counties: Jackson County, St. Charles County, and St. Louis County.

Strictly speaking, then, Missouri is both a tax lien and a tax deed state in more than one way. At tax lien sales, you can choose to focus on fourth offering properties, where you are purchasing a deed. And at tax deed sales conducted by first class charter counties and St. Louis City, you are purchasing deeds. The difference with the latter sales is that you may have to spend more. According to Missouri law, the court has to approve a tax deed sale. Part of the approval process involves comparing the bid amount plus all other taxes paid to the appraisal, and making sure that it is at least 50 percent of the appraisal. If not, the judge may ask the bidder to increase his bid or be reimbursed if he refuses.

What does this all mean?

Missouri has a lot to offer, whether you want liens or deeds. And don't forget that many counties are relatively undiscovered, so consider adding the Midwest to your tax sale investing strategy.

Mississippi Tax Lien Sales

Mississippi has some of the most affordable real estate in the nation, offering a warm climate, southern hospitality, wooded hills, panoramic river views and tax lien sales.

Mississippi's tax lien sales occur on the last Monday in August, so this year you could attend a Missouri sale on the fourth Monday and a Mississippi sale on the fifth Monday in August.

Investors can earn 18% on the taxed amount, but nothing on the overbid. Any overbid amount is not refunded. Mississippi has a two-year redemption period.

Mississippi also offers over-the-counter tax deeds through the State. The State offers these lists available at no charge if picked up at the state Capital. We recently picked up two lists for free as we traveled through Mississippi. Visit the Mississippi Public Lands Division website at http://www.sos.state.ms.us/PublicLands/PublicLands.asp and click on the "Tax Forfeited Lands" link.
