Hello Rogue Real Estate Investors,

First, I would like to thank everyone who came to the 2005 National Real Estate Investing Expo in Las Vegas. Hosting the Expo was a big step for us, and with your help the Expo was a big success. What really makes me happy is that I was able to meet with many of you on a personal basis. Your feedback was tremendous, and the talented group of real estate investors I meet whenever I host a public event continually impresses me. To everyone, thank you for being great customers and I will strive to keep delivering the best real estate investing information I can find.

After hosting the Expo, I asked, "Why did our small company try and host such a large event?"

What I have learned is that hosting an event like this, while quite difficult and time-consuming, provides many benefits. First, I am able to personally meet with many of you in a short period of time. In my opinion, there is no better way to learn your needs and wants as real estate investors than to talk to you in person.

Second, I am able to meet with many real estate investing experts in one place. This gives me the opportunity to study what others are doing and report back to you on what is going on in the real estate investing community. Over the next several months, this is exactly what I intend to do. I will be profiling four companies that I met with during the 2005 National Real Estate Investing Expo that work in some very exciting real estate investing areas that might give you some profitable investing ideas.

Third, I learn a lot from these public events. I learn what is working and how. I also learn where the industry is headed and where the future of real estate investing is going. In fact, in case you haven't noticed, real estate investing is going through a period of innovation. For years, most real estate deals were done in roughly the same way. But recently, the combination of technology and innovation is creating many new real estate investing opportunities. During periods of rapid change, the winners are those individuals and companies that embrace change and develop new niches or better execute in old niches.

When I look at what I see going forward, I see many new opportunities that you might want to consider as a real estate investor. In this issue, I am going to focus on one of my favorites, and what I believe will be a hot growth area for many years to come: Real Estate Research Services.

The hidden story within the real estate industry is the growing career field of providing research services for real estate deals. If you are looking for a new way to make money as a real estate investor, you can carve out a niche in this area. It is one of the primary ways we found a niche for ourselves. Use your real estate investing research skills to create a secondary income for yourself or, if you really like it, it can become a full-time job. This trend towards real estate research is being created by two factors: big real estate deals and technology. More and more, large real estate investing pools are being created and these groups need research experts across the nation to find deals for their money. Also, better computer technology increases the amount of research that can be conducted on real estate deals, even if the amount of available time to perform the research is small.

I have a saying, which is that "the ruler stretches in both ways." More and more I find this principle to be true in just about everything in life. Computers make it possible to perform a great deal of research in a small amount of time, but as research tools have improved, so have the demands of the buyer and seller in a typical real estate deal. All this bodes well for individuals who do not mind doing a little homework for someone else's real estate deal.

Here is an example of what I am talking about. Virtually every week we have customers who are looking for individuals in another state that could perform some basic research on properties in a foreclosure or tax sale that they cannot or do not want to complete themselves. I usually recommend that they call a local real estate agent or broker and strike up a relationship. However, what would be much better is to create a database of real estate professionals in all 50 states who offer their research services to real estate investors across the nation. I know this is a big market, not only from the calls we receive but because we already have some very big investors asking us to perform real estate research for them. But instead of just talking about this subject, I want to get started meeting the demands of this market right away. My goal is to create a database of individuals across the United States who would be willing to perform research services for a fee. The fee could either be a flat rate per property or a percentage of the profits of the deal or both. Also, if the person doing the research is a licensed agent or broker in that state, part of the deal could be listing the property after the deal is done.

In my discussions with several clients at the Expo, they are looking for this kind of assistance. To meet this demand, my staff is going to set up a website and database of individuals who are willing to perform research for real estate investors. This website will also be used to profile real estate opportunities, making it much easier for all parties (buyers, sellers and researchers) to interact with each other.

We are also setting up a training program for individuals who want to learn how to perform real estate research services. We have already started laying the foundation for this effort. Please give me feedback if this is something you would be interested in doing. We will give you the opportunity to get involved in the development of this research service database over the next several months.

Next, as spring approaches, the tax sale season is starting to heat up. This month I am going to focus on Tax Deed Sales. Here are some sales you may want to follow:

Arizona tax deed sales. Although not well publicized, two Arizona counties, Mohave and Yuma, schedule their tax deed sales in March. Upon approval by the Board of Supervisors, any property with unpaid taxes in Arizona for more than 7 years will be placed in the tax deed sale. Be careful with these sales. Some of the properties could be relicts from the land fraud days. If the taxes are delinquent back to the 1970s and/or the amount of taxes owed exceeds what the property appears to be worth, tread carefully. However, once in a while gems can be found in these sales.

California tax deed sales. March, April and May are prime months for tax deed sales in California. With sky-high real estate prices in some areas, do not expect many good deals; but if you go for the less populated counties, you may have some luck.

Nevada tax deed sales. Many Nevada counties conduct tax deeds sales in April. A few counties conduct these sales online. Overall, these sales are a mixed bag, but if you want some land in a remote area you can usually find it in a Nevada tax deed sale.

Texas, Florida and Georgia tax deed sales. These states conduct tax deed sales every month. Check with local counties because in some areas, if not enough properties are available for the sale, the sale may be delayed until the next month.
