| Hello
Rogue Investors, Get ready
for some "meaty" newsletters focusing on how to do real estate
research for tax deeds, tax liens, or any type of real estate
purchase. For the next several issues I am going to turn the
newsletter over to my partner Bryan Rundell and he is going to
cover how to perform real estate research online. It is his
specialty.

First, I want to thank you for the
overwhelming response that we've received for the investment
opportunity in Banyuls sur Mer, France. We will be sending out a
package of information to everyone who contacted us.
If you missed our last newsletter,
please visit our newsletter archives:
http://www.rogueinvestor.com/real_estate_newsletter/archives.html.
Second, I want to remind you that I
will be conducting an Over the Counter Tax Sale Investing
Teleseminar this Sunday, June 25, 2006 at 6:30 PM Central time.
Together with thousands of liens and deeds from the Superlist,
you'll also learn how to screen through these lists to find the
gems and invest from the comfort of your home. Bryan and I will
both be available to answer questions.
Learn how you can invest in tax
liens and tax deeds through the mail and online without attending
an auction. For this teleseminar, I will show you how to screen
through one live Florida tax lien list and one live Texas tax deed
list. Don't miss out!
Please call us at 913-381-4520 or
sign up at

Finally, here is Bryan with the
first in a series of research examples.
Enjoy,
Michael Williams
Real Estate Research
Hi, I am back and I am ready to
show you how I perform about 70% to 80% of my real estate research
online for free.
In this and the next three issues
of this newsletter, I will go over the four important steps to
perform in your property research efforts:
- Lesson 1: Checking Environmental
Issues
- Lesson 2: Checking Property and
Owner History
- Lesson 3: Checking Property
Features
- Lesson 4: Checking Market Value.
Lesson 1: Environmental
Screening
Your goal for environmental
screening is to determine if the subject property could be
impacted by environmental issues.
WARNING: This screening is limited;
not all environmental issues will appear in online databases. We
recommend you visit the subject property prior to bidding.
Use the U.S. Environmental
Protection Agency (EPA) online Envirofacts Data Warehouse to get a
listing of regulated facilities in your area:
http://www.epa.gov/enviro

You can obtain information by zip
code, city, or county by clicking in the desired circles in
the left margin. For this example we will use the zip code for our
search.
Example search for zipcode 93523:
http://oaspub.epa.gov/enviro/ef_home3.html?p_zipcode=93523&p_
type=zip&x=15&y=6

Topics listed include:
- Air
- Toxics
- Waste
- Water
- Other.
For this example, we have scrolled
down the page and clicked on "Enviromapper" to view the map
interactively. You will need to experiment with your individual
preferences and styles while working with this database.

You are then redirected to the
following screen. You will have to locate the area of your subject
property and zoom in and out accordingly.

Example display after numerous
recenterings and zooming:
http://134.67.99.122/enviro/emef.asp
You will have to experiment with
zooming in and out and recentering as desired.

For our example property, no
EPA-regulated facilities are shown in the site vicinity. Be sure
to check the scale on the map at the bottom right corner of the
map.
Go back to the zip code search
results for additional research information:
http://oaspub.epa.gov/enviro/ef_home3.html?p_zipcode=HYPERLINK
"http://oaspub.epa.gov/enviro/ef_home3.html?p_zipcode=93523&p_type=zip&x=15&y=6"
93523&p_type=zip&x=15&y=6

We have clicked on "Waste:
Potential hazardous waste sites that are part of Superfund that
exist: 1" to get information about nearby EPA Superfund sites. You
will have to experiment with the type of information you are
interested in:
http://oaspub.epa.gov/enviro/fii_master.fii_retrieve?
postal_code=93523&all_programs=
YES&program_search=1&report=1&page_no=1&output_
sql_switch=TRUE&database_type=CERCLIS

Scroll down on the above page.

For this example, we will click on
the underlined EPA CERCLIS ID number "CA1570024504". You can
experiment clicking on any of the underlined text to get
additional information as desired.
This screen shot is scrolled down
from the top of the page:
http://oaspub.epa.gov/enviro/cerclis_web.report?HYPERLINK
"http://oaspub.epa.gov/enviro/cerclis_web.report?pgm_sys_id=CA1570024504"
pgm_sys_id=CA1570024504
You can experiment clicking on any
of the underlined text to get additional information as desired.

Click on "View facility
information" in the second column from the left:
http://oaspub.epa.gov/enviro/fii_master.fii_retrieve?
postal_code=93523&all_programs=
YES&program_search=1&report=1&page_no=1&output_
sql_switch=TRUE&database_type=CERCLIS

You are then redirected to the
following page:
http://oaspub.epa.gov/enviro/fii_query_dtl.disp_program_facility?
pgm_sys_id_in=
CA1570024504&pgm_sys_acrnm_in=CERCLIS
You will have to scroll through the
page to obtain additional information as desired.
