Update on the Real Estate Research Offer
We are excited about the opportunity to start
creating a top notch real estate research team. We already have clients
wanting this service and we cannot meet the demand without help from motivated
individuals willing to focus on specific areas of the United States. After a
lot of thought, here is how we envision this working.
First, I am going to literally hand train each
person who wants to become a Rogue Real Estate Investor Research Partner. This
training will include the following:
- How to perform all aspects of tax sale
research.
- How to write a report summarizing the
results of your research so clients will be able to make decisions based
on your efforts.
- How to market your research efforts and find
clients to pay for your expertise.
When you are done with the training, you will
be able to start with a tax sale list, produce a detailed report, and find
clients who will purchase your research. In fact, my goal with the training is
to create a team of crack Rogue Real Estate Investor Research Partners who can
cover tax sales across the United States. If you are a highly motivated
individual who is looking for a new income stream and this type of challenge,
you might want to consider this opportunity.
To complete this type of detailed training I
cannot work with large groups. Therefore, I am only going to be able to train
five people at a time. In addition, anyone who attends this training will need
to bring a laptop computer. The first Rogue Real Estate Investor Research
Training will be offered in Salt Lake City, Utah, on May 24, 25 and 26. During
this training, we will use the live lists for counties surrounding Salt Lake
City. Following the training, you will attend the tax deed sales that take
place on May 26, 2005.

May and Early June Tax Sales
The tax sale season is in full swing. May and
June are busy months. California is currently running or about to run
several online tax deed auctions:
- San Bernardino County online sale: May 2-20
- Fresno County online sale: May 3
- Northern California Sales Group 1: May 4
- Northern California Sales Group 2: May 11.

Arkansas
started its season of tax deed auctions in April. To see which counties are

Prince Georges County and the City of
Baltimore in Maryland have tax lien sales on May 9, 2005. For more

Baltimore County's tax sale will be held on June 2, 2005. The City of
Baltimore even offers assignment purchasing following the tax sale.
Sealed bids are currently underway from
the Department of Natural Resources in Michigan. Bids are being

The schedule of sealed bids is as follows:
- Auction 1: IN PROGRESS. Sealed bids must be

Alabama

conducts their tax lien certificate sales in May (state law requires that the
sales occur on or before June 1). Florida has an excellent website for finding

Remember, in Florida you still get a minimum 5%
interest rate on all tax lien certificates as long as you do not bid down the
interest rate to zero (Florida tax lien certificate investors bid in quarter
increments). For example, a bid of 0.25% would still pay an interest rate of
5%. I would not advise bidding any tax lien certificates down to zero in this
state. This is because in Florida, you will not automatically get the property
if the tax lien certificate is not redeemed. In Florida you must petition to
take the property to the tax deed sale and then bid against anyone else who
wants an interest in the property.
