Over the Counter Investing - 2006 Update

With the Arizona tax lien sales finished, now is an excellent time to consider investing in tax liens in Arizona by mail. Why? One important thing to remember about over-the-counter tax lien investing is to try and get fresh lists and the best time to do that is right after the annual sales.

From the comfort of your home and using a few screening techniques, you can purchase these liens and earn the full interest rate. In Arizona, the interest rate is 16%.

Online Tax Sale Investing

For those of you counting, I have decided to delay part three of my online investing series because I want to focus that edition on Online Investing in Florida. Florida tax lien sales are primarily in May (by law, on or before June 1 of each year). To keep that information as fresh as possible, I will plan on profiling Online Tax Lien Sales in Florida some time in the later part of April.

There's no auction and no bidding down with OTC investing - it is merely first come first serve.

In some cases, you can even buy liens that have exceeded the redemption period and you can immediately take these liens to foreclosure and own the property for a few cents on the dollar.

Here are a couple of screening tips for over-the-counter investing:

  • Screen by the most recent date for the freshest liens. Some lists will contain liens that are many years old and that could be a signal that other investors have passed on those liens in previous years.
  • If you have limited capital, buy cheap liens that, based upon your research, are not utility easements, water rights, mineral rights or very odd shaped lots. It is our experience that a few low priced liens on an over the counter list will turn out to be gems as long as you can accept the risk. Your goal with this strategy is to turn a lien sale into a deed sale by finding liens that will not get redeemed. If you buy a few low priced liens that turn out to have problems, you do not have to foreclose and you can allow the lien to expire. Usually, one or two of the liens will turn out to be valuable.
