Rogue Real Estate Investing Report
Issue 1

Hello Rogue Tax Lien Investors,

I want to thank you for ordering my product, the Rogue Real Estate Investor Collection. To show my appreciation, I have decided to give you 6 months of my Rogue Tax Lien Investing Report for free. I normally sell this report for $97 per year, but I am happy to send it to you free of charge for buying my product.

I am not going to stop there, either. For the last two months I have been researching, in detail, tax lien and tax deed investing in the 100 most populated counties in the United States. This information will be included in a new book I am working on that will be completed in several months. Because you are a loyal customer, I am going to make this information available to you
for free. In approximately two weeks you will receive an email that contains a link to download the information, which I hope you will enjoy.

I also want to let you know that your decision to begin learning about tax lien and tax deed investing was a wise one. Here is the proof:

In August I went to a tax lien certificate auction in Missouri and witnessed some of the most incredible real estate deals I have ever seen -- and I have been an avid real estate investor
for over 10 years. Here is a summary of the actual real estate deals that took place during the auction I attended in Platte County, Missouri, on August 25, 2003:

  **** 80 acres of commercial land with a commercial building on it sold for $7,000
dollars. ****

  **** 20 acres of prime acreage sold for $8,000 dollars. ****

  **** 1.7 acres sold for $393. ****

  **** Multiple building lots sold for $350 dollars; in fact, there were so many building lots available that some did not even sell. ****

These are actual sale prices...I am not joking!

I am so impressed with the great bargains at these sales that I am now going to attend at least one tax lien certificate or tax deed sale per month. The next sale I am going to is a tax deed sale in Arkansas in September 2003. I will fill you in on all the details of the sale when I get back.

If you have not gone to a tax lien sale or tax deed sale in your area, I urge you to think about attending one. At these sales, you can buy real estate for 75 to 90 percent below market value,
and the recent tax lien certificate auction I attended proves it.

Happy Investing.

Bryan Rundell

Feature Article: Missouri Tax Lien Certificate Auction, August 2003
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
I learned some very valuable lessons at the Missouri tax lien certificate auction that I want to pass on to you.
First, never assume that any sale will have too many buyers. At the Platte County auction I just attended, not enough tax lien buyers were present to rake up all the bargains. Multiple properties went unsold, even though the asking price was about 90 percent below market value for most of the properties. I was surprised since this county is very near Kansas City, a large metropolitan area. This demonstrates how unknown this real estate investing technique really is, and why you should start going to auctions.
Second, the county may change the tax lien investing rules each year. Missouri now requires pre-registration before the sale if you are not a resident of Missouri. Non-residents must have a
Missouri resident, in the presence of a notary, agree to represent you. Study the rules of the sale carefully before you go. Do not be afraid to call the county to get more information. I regularly call the county to get information on the sale if I can't find what I want elsewhere. So far, I have found the county representatives pleasant and easy to talk to.
Overall, after performing a lot of detailed research, I am convinced that tax lien certificates and tax deeds will be one of the huge investment trends in real estate investing over the next 10 to 20 years. Before the Internet, tax lien investing was a backwoods investing method that was limited to local county experts and banks. In fact, banks and lawyers have purposely kept this lucrative real estate investing secret to themselves.
Can you blame them for hiding a great investment?
You buy certificates of deposit (CDs) at your local bank and they pay you 4 or 5 percent per year. Meanwhile, they go and out and invest your money in tax lien certificates for 18 to 36 percent per year.
Don't believe me?
Many of the popular tax lien certificate sales are loaded with bankers who buy hundreds of tax lien certificates at a time. Even then, however, there are often too many properties for sale and
some liens go unsold.
When I was researching tax sales and tax sales information, it took a great deal of effort to find information on all the states and counties that have sales. I do not think this is a coincidence. Some people do not want everyone to know how lucrative tax sales can be, and the states and counties are just beginning to learn how to advertise these sales over the Internet. This creates many bargains for those willing to make the effort.
Based on my research, all states and counties have at least some type of tax sale. After a lot of hard effort, I was able to find out many of the sales procedures unique to each state and county.
This information is what I include in the Rogue Real Estate Investor Collection.
My recommendation is this: Attend a tax lien or tax deed auction in your area and find a bargain for yourself. Below is a list of upcoming tax lien/tax deed auctions.
